We offer investment opportunities in SFR, multi-family properties, office buildings and industrial property. Focus is on SFR and multi-family. Loans are requested for a flip project, quick acquisition or to act as a bridge. The big banks do not invest in those opportunities anymore due to stricter regulation resulting from the mortgage bubble 2006-2009. The local lender has taken over that "niche" market which is growing. The need for capital in that sector is very high and is obtained from large investors and more recently smaller investors using real estate crowdfunding companies. Other investment opportunities are in equity, from single offerings to eREITs and eFunds.

Capital preservation is the number one priority, second comes a decent return on your invested capital. We apply a conservative approach which consist by the following parts of our due dilligence; We only work with lenders and parties that have a good reputation and did pass our thorough review. We handpick investment opportunities that meet our LTV requirement( preferably lower than 75% but never more, review the appraisal or BPO, verify the term fits the risk profile of the investor and preferably invest in non-judicial states. We continually evaluate which geographical areas are suitable for this type of investment. All loans are the most senior ones of that particular investment(1st lien only).
We search for investment opportunities by connecting with our partners, through private offerings, local lenders and many different crowdfunding platforms and funds not listed on the exchanges.

As Realty Crowdfunding has become very popular many new companies have been created. often backed by venture capital. We put extra emphasis on examining the way those companies are funded as the venture capital business model most often requires the upstart to grow quickly in order to make quick and large profits, this often means the major capital providers interest are not aligned with your investment.
Sadly, *recently Realty Shares, a crowdfunding company, had to shut it doors and transferred it current investments to a third party. We can only hope that the current investors get their principal and interest/dividend back. Venture capital required the company to grow fast which didn't align with Realty Shares business model.
This is why doing thorough due diligence on the Sponsor level is so important before even looking at the individual real estate offerings.
